APARTMENT RENTAL PROCEDURES

 

1. Once registered, all interested prospective tenants must notify Harris Brothers LLC with the unit’s # & address of the apartments they would like to visit.  Ordinarily, all of the apartments on our list are currently occupied.  Thus, we will need to notify our current tenants 48 HOURS IN ADVANCE before we show their apartment.  If you call us on Monday, for example, the earliest possible time we can show the unit is Wednesday.

2. If a prospective tenant(s) is interested in an apartment, they may further secure their intent by placing a HOLD on the apartment.  A $100.00 deposit is required to HOLD a unit.  When a HOLD is placed on a unit, all prospective apartment dwellers (and co-signers, if applicable) must register for a credit check.  The fee for this CREDIT CHECK is $30.00 CASH/PERSON and is non-refundable.  If all tenants pass the credit check, the $100.00 deposit will be applied to the security deposit.  The security deposit is 1 ½ times the monthly rent.  If the prospective tenants do not pass our credit check, the $100.00 deposit will be returned, however, the credit check fees will be retained by Harris Brothers. 

3. The entire security deposit (less the $100 deposit) must be paid within three calendar days.  If not paid within this time period, the apartment will go back on the rental market and Harris Brothers LLC will retain the $100.00 Hold deposit.  Additionally, all prospective tenants must have related paperwork in order (i.e. picture ID, parental co-signers, and parental credit checks, if applicable) within this three day time period.

4. Once approved by Harris Brothers LLC, a formal lease will be prepared and all parties involved will sign it in our office. 

5. The first month’s rent must be paid in full before/by the first day of the lease term.  Once the first month’s rent is paid in full, Harris Brothers LLC will release all keys to the new tenants.

6. For IMMEDIATE OCCUPANCY, all transactions MUST be in cash.

7. If you later decide NOT to rent the unit after the lease has been signed, the security deposit will be RETAINED by Harris Brothers LLC as liquidated damages. 

8. If at any time the prospective tenant has filed for bankruptcy, we must run a credit check PRIOR to showing any apartments.

9. Pets and smoking are not allowed in our apartments.

AFTER THE UNIT IS RENTED

Tenant(s) are responsible for contacting the Utility Companies to arrange for service.  We recommend that tenants call and organize service at least 21 days in advance of the move-in date.
