No Pets ᛫ No Parties ᛫ No Smoking

Our rental procedure begins with scheduling an appointment by filling out the Registration Form. Once an appointment has been scheduled, we will find the most suitable, available apartment complementing your registration. A hold may be placed on an apartment after it has been viewed and the prospective tenant is fully committed to it. The hold amount is $300 and later applied to the security deposit, along with supplemental documentation such as a credit application, and cosigner application, if necessary. The credit check processing fee is $50 per tenant and is non-refundable. Altogether, the hold requires $300 plus completed credit applications per tenant, along with the credit processing fee of $50 per tenant. A hold may only be placed once a formal, serious decision has been made to rent the apartment and if the prospective tenant is ready to move forward with the process. The $300 hold fee will be retained by Harris Brothers LLC if the hold process is cancelled.

Once the credit has been approved, a lease will be written. A lease signing appointment will be scheduled for approximately 2 business days after the hold has been placed. The security deposit, equal to one-and-a-half times the monthly rent, minus the $300 hold amount, is due at lease signing. Apartment Lease 

We follow the Chicago Apartment Rental Lease for our rental units, all unfurnished. We enforce a strict one-person-per-bedroom policy.
